Which of the names on Avenir Town Center's directory can you actually visit on Northlake Boulevard this week, and which are still announcements?
Avenir describes its Town Center as "a thriving day-to-night community with retail, dining, and entertainment." The businesses open along Northlake Boulevard today cover the first half of that phrase well: a grocery store, a pharmacy, a credit union branch, a bagel shop and a coffee bar. The dinner names on the directory, led by Tenka Sushi, have the later dates. The weekday basics opened first, then breakfast in August, with the evening restaurants following.
The order goes back to a little over two years ago. On Oct. 9, 2024, an EF-3 tornado spun off by Hurricane Milton came through Avenir. WPTV reported winds of up to 140 mph, and the nearly finished Publix at the Town Center was left in ruins. The building had to be fully demolished, which delayed the project by more than a year.
The rebuilt store opened on May 21, 2026. According to the same WPTV report, it has an expanded cheese section and an expanded Hispanic foods section. The deli serves ramen bowls in four flavors, sushi and a larger grab-and-go area. There is also a full-service pharmacy, Publix Liquors next door, and an upstairs seating area that looks out over the whole sales floor. WPTV also described the store as designed for people commuting on Northlake Boulevard, with westbound access for a quick lunch stop or shopping on the way home.
That commuter design explains much of what came next. By late June, WhatNow Miami reported that Publix and Walgreens were the first two businesses open at the Town Center. A grocery store and a pharmacy make a center useful on an ordinary weekday, before any restaurant opens.
The next practical addition was a credit union branch. Velocity Community Credit Union lists its Avenir branch at 12455 Northlake Blvd. as "Open Now!" Lobby hours are 9 a.m. to 5 p.m. Monday through Thursday and 9 a.m. to 6 p.m. on Friday. Those are business hours, and so far most of the center keeps business hours.
The first openings that people visit for the food rather than the chores arrived in the same week of August.
H&H Bagels opened at 12465 Northlake Blvd. with a soft opening on Monday, Aug. 17 and a grand opening on Aug. 20. It is the brand's third store in Palm Beach County. The same owners, Marc Schultz and Chris Greco, run the Boca Raton store, which opened in fall 2024, and the one in West Palm Beach's Nora District. Avenir's announcement, which reproduces an Aug. 12 Palm Beach Post story, explains how the bagels are made. They are proofed, kettle-boiled and flash frozen in New York, reach Florida within two days, and are finished in the store in special ovens. Schultz told the paper, "It's the exact same process."
Carmela Coffee soft-opened on Friday, Aug. 21, according to the H&H release. Carmela's locations page lists the Avenir store at 12515 Northlake Blvd. #110 and labels it "Open since 2026."
A lunch option was next. The Palm Beach Post reported that Field of Greens would open its Avenir location on Northlake Boulevard on Friday, Sept. 25. The paper said it would be the chain's 11th restaurant and part of a 2026 expansion that also included Alton Center in Palm Beach Gardens. The chain's own listing gives the address as 12485 Northlake Blvd., Suite 120.
Here is where things stand heading into the last week of October:
| Business | Address on Northlake Blvd. | Status |
|---|---|---|
| Publix and Publix Liquors | Avenir Town Center | Opened May 21, 2026 |
| Walgreens | Avenir Town Center | One of the first two open, per June 2026 reporting |
| Velocity Community Credit Union | 12455 | Open, weekday lobby hours |
| H&H Bagels | 12465 | Soft-opened Aug. 17, 2026 |
| Carmela Coffee | 12515, #110 | Soft-opened Aug. 21, 2026 |
| Field of Greens | 12485, Suite 120 | Announced to open Sept. 25, 2026 |
| Marciano Optique | Avenir Town Center | Booking appointments; serving Palm Beach Gardens since 2026 |
Most of the confirmed openings fit into a weekday morning: groceries, prescriptions, a deposit, a coffee, a dozen bagels. That sequence makes sense for a center that WPTV describes as built around Northlake commuters. It also fits the Town Center's approved size, up to 200,000 square feet of retail and 1.8 million square feet of offices. Avenir's own invitation, "Come to Work, Play, or Extend Your Stay," lists work first.
The restaurants that would make the center an evening place are the ones still being built.
Tenka Sushi is the most fully described. Hoodline reported in August that the restaurant would take about 4,000 square feet at 12465 Northlake Blvd., Suite 100, in the same building address as H&H Bagels. Plans call for a 270-degree open kitchen, a 14-seat sushi bar, a 12-seat full bar and a patio for up to 50 guests. The menu will draw on Japanese, Korean, Thai, Vietnamese and Malaysian cooking, and the owners plan to fly premium fish in directly from Japan. Owner David Jiang and his partners Bill and Jim are also connected to Taki Omakase. At that point they were aiming for an October or November opening. The restaurant's own site now reads "Coming in December." A 50-seat patio and a full bar are built for evenings, which suggests the center's dinner trade begins around the holidays.
Smoke & Maple Gastropub is the other dinner-oriented name. WhatNow Miami reported in April that it would open at 12325 Northlake Blvd., Suite 130, with a late-spring 2026 target. That window has passed; the restaurant's own channels carry its current status.
Several more businesses appear in Avenir's directory, which lists tenants rather than opening dates:
Several of these names lean toward evenings and weekends. A pizza bar, an ice cream shop and a gastropub draw a different crowd than a credit union at 5 p.m. on a Thursday.
The roster has also changed. Avenir's October 2025 tenant announcement named Kitchen Restaurant, Taki Kappo Omakase and Miles Art Gallery. None of the three appears on the current directory, which now includes Tenka Sushi and C.R. Chicks. That same 2025 release projected a summer 2026 opening for the Town Center as a whole. Summer did bring the anchor and the first breakfast tenants. The full lineup is opening in stages, and the developer's own list may change again before it fills.
Inside the community, Avenir's main evening gathering place so far is the Great Egret Clubhouse, which the developer announced in August. It sits at Northlake Boulevard and Avenir Drive on 13 acres, with a restaurant and bars, pools, fitness and indoor sports facilities, 12 pickleball courts, nine tennis courts, a playground and outdoor gathering areas. It is a resident amenity, while the Town Center is meant to draw visitors from outside the gates as well. The H&H announcement aimed its pitch at people in The Acreage and nearby Ibis as well as Avenir.
How people get there will change slowly too. FDOT is widening the Beeline Highway, State Road 710, from four to six lanes between Northlake Boulevard and Blue Heron Boulevard. The project includes an upgraded Northlake intersection plus new sidewalks and bike lanes, and its posted completion date is late 2029. For drivers coming to the Town Center from the north and east, the restaurant lineup will likely be full well before that work is finished.
The milestones to watch over the next few months, in order:
A little over two years after the tornado, Publix, Walgreens, Velocity, H&H Bagels and Carmela Coffee are open on Northlake Boulevard, and Tenka Sushi lists December for its opening.
When you own a newer home in a community that is still building out, the same attention to sequence matters at home: warranty dates, first-service intervals and which vendors are close by. Holland Group works with Palm Beach Gardens owners to keep those records in one place and coordinate the people who look after the house.
